GP Property Advisors Instructed to Protect Tenant

Shrewsbury Boots Opticians

North Wales-based Chartered Building Surveyors, GP Property Advisors has successfully completed a Schedule of Condition and provided Dilapidations exit advice on a prominent retail unit on Pride Hill, Shrewsbury. Acting on behalf of their client, Boots Optician franchise, GP Property Advisors Ltd assessed the retail and back of house areas to undertake the Schedule of Condition which will limit the tenants repairing liabilities upon lease expiry, and further provided dilapidations advice on the tenant’s alternations which would be required to be reinstated at lease expiry.

Glyn Parry Managing Director for GP Property Advisors, said: We would always recommend a tenant or their legal advisors appoint a Chartered Surveyor to complete a Schedule of Condition prior to entering into a lease, so often a Schedule of Condition is overlooked or not appended to the lease document which results in the tenant liable for expensive repairing and reinstatement liabilities at lease expiry.

In addition to the Schedule of Condition by analysing the lease documents we also advised the client of their anticipated Dilapidation repair, redecoration and reinstatement liabilities upon lease expiry in 5 years time, meaning they could accurately budget and would not face an unforeseen cost when the Landlords Dilapidations claim was served.
